Most calculators show the loan payment and stop. This one adds property tax, insurance, PMI and HOA. That is the number your bank account actually feels. Change any figure and compare up to three homes.
Tax uses 1.2 percent of the price per year, the honest planning number for LA and Ventura counties once local bonds stack on Prop 13. Insurance uses 0.25 percent per year until you have a real quote. Your lender usually collects tax and insurance monthly through an impound account. Same dollars, steadier months.
Buy the home, or keep renting and invest the cash you did not sink into it. This runs both paths year by year and tells you when buying wins. It counts the costs renters skip: selling costs, maintenance, and the return your down payment could earn elsewhere.
