Days on market is the market's pulse. When most homes go in the first week, sellers hold the cards. When homes sit for a month or more, the cards start moving to you. The chart below shows how the last 24 months of closings actually broke down.
The sale-to-list ratio compares what a home closed for against its asking price. The list price is a marketing number. The closing price is the truth. The gap between them, and how that gap changes as a home sits, is where your leverage lives.
Leverage is not the same at every price. Each price band is its own little market with its own level of competition. Find the band you are shopping in and see how closings there actually settled.
