La Crescenta sits at the base of the San Gabriel Mountains, with streets that climb from the valley floor into the foothills. Here is what the housing stock looks like, what it costs, and how fast it moves.

The housing stock

La Crescenta's housing runs mostly to single-story and two-story houses built in the 1950s and 1960s, set on a street grid that follows the slope of the valley up toward the mountains. Lots on the flatter streets closer to the valley floor tend to be more regular; the streets closest to the foothills carry terraced and sloped lots as the grade steepens.

Compared to the Valley cities to the west, La Crescenta's housing stock leans more heavily toward single-family houses, with condominium and townhome buildings making up a smaller share of what sells here. Newer construction and larger rebuilds show up mostly on the hillside streets, where the lot sizes support it.

Getting around

The 210 (Foothill Freeway) runs through La Crescenta and is the main route east or west. The 2 (Glendale Freeway) picks up a few minutes south, giving a direct run toward Glendale and Downtown LA. Angeles Crest Highway, also numbered the 2, climbs north into the San Gabriel Mountains from the edge of town for direct mountain access.

Rough drive times off-peak: Downtown LA and Glendale run about 20 to 25 minutes south on the 2. Pasadena is about 15 to 20 minutes east on the 210. Burbank is about 15 minutes southwest on the 210. All of these stretch considerably during rush hour, same as anywhere else along the 210 corridor.

Parks and daily life

Crescenta Valley Community Regional Park has sports fields, walking paths, and a public pool. Deukmejian Wilderness Park and the Le Mesnager Canyon trails sit right against the foothills at the north edge of town, with trailheads running into the Angeles National Forest. Foothill Boulevard is the area's main commercial corridor, running east to west through La Crescenta.
